Broadway & Alma, northwest corner, is the proposed location of a new rental building proposed by Westbank. The site is currently a one-story strip mall, complete with mostly-empty most-of-the time parking spots. How does this, I wonder, fit into Vancouver’s heritage? Possibly a concern for some.
The particulars on the building are HERE (including 11 PDF’s), with a few shown below:
- 94 secured market rental units
- A floor area of 7,238 sq. m. (77,909 sq. ft.)
- A proposed floor space ratio (FSR) of 3.15
- A building height of 19.5 m (64 ft.)
- 99 parking spaces.
A community open house is scheduled for April 5, 2017 from 5-8:00pm, at the St. James Hall (3214 West 10th Avenue), with City staff and the applicant team available to answer questions.

Great location. Walking distance to shops and beach, and a short bus (or future subway) hop to UBC.
Where’s the subway @ Alma @ Broadway, also serving the Jericho lands nearby ?
Why is our “green” mayor proposing a subway under Broadway to Arbutus only ?
That would be my comments to this otherwise excellent project. Let me pencil April 5 into my calendar.

Was the “empty most of the time” comment made from solely looking at the aerial photo? As others might know that is also the site of True Confections cake shop a long established local business that is popular in the evening. Another small business thrown into the bottomless maw of real estate developers I guess.
There will be retail space on the ground floor.
Maybe the cake shop can be given first dibs in the new retail units.

What Bob seems to be most concerned about is the heritage parking lot, not renters or additional storefronts.
Market rentals on the West Side Alex? Those are hardly going to be affordable. But Vision does seem to like Westbank so I’m sure it will sail through.
Don’t forget Sleep Country. They’ll get the corner unit.

You might have a point about the rents on the upper floors facing west, away from the traffic din.
There’s already a 4 storey apartment / condo with retail at grade across Broadway to the south.
This should fit in fine.
I miss the Alma Street Café!
Considering that this will soon (hopefully) be located between a major transit stop and towers at the north end of the Jericho redevelopment, this is a very modest size for the site. This could easily have another story or two, and more or larger units.
