It is a great, vibrant neighbourhood with lots of interesting pubs and restaurants. It is and close to many amenities and many destinations are within walking and cycling distances. Car ownership seems to be lower than average and their are many Modo vehicles (and likely other car share vehicles) available in the area making motor vehicle ownership less necessary.

Regardless of the effect on housing, myself, my wife, and several thousand other people are now living and loving the area, many of us renting.
Sure I’d like if it were cheaper, but it’s still a great new addition to the city.
