I decided to give this talk in the hope that it will encourage municipal officials, planners and developers to consider alternative forms of more affordable housing development in Metro.
For example, very few semi-detached homes are being built, yet this is one of the most generic forms of housing in UK and elsewhere in the world. While we do build duplexes in limited locations, and should be building more, semi-detached homes offer benefits over duplexes that I will discuss.

I also want to see more smaller houses, similar to the ones so many Directors of Planning grew up in, but are not being built in their municipalities. I will discuss why this is happening and what might be done to encourage more smaller houses.

There are other housing forms that can be attractive and more affordable, but rarely built. These include zero-lot line detached homes, quadraplexes, and six suite apartment buildings. I will present examples.

I will also look at different forms of mid-rise and high-rise buildings, similar to what one finds in Europe and Asia. The presentation will also look at alternative financing programs…Life-lease, lease-to-own, coops, shared equity and where to look for cheap government money.Finally, the talk will highlight the benefits of partnerships, often involving unlikely bedfellows. These include schools and churches working with developers and non-profits organizations.
